Project Overview

The proposed scope of work involves the comprehensive rehabilitation and adaptive reuse of From The Roots Collective Relocation, a 1,700 square foot structure originally built in 1926 within the Dayton’s Bluff Historic District. The rehabilitation plans have been reviewed and approved by the Saint Paul Heritage Preservation Commission, ensuring the project honors the district’s character. The renovation includes selective demolition and the restoration of historic brick, alongside the installation of high-performance ZIP System R-sheathing, fiber cement siding, and new aluminum storefront systems. Interior renovations will involve a total reconfiguration to accommodate the redesigned salon and wellness layout, including new service areas and a rear deck. All major building systems, including plumbing, electrical, and HVAC, will be fully upgraded to meet current code requirements, transforming this historic asset into a stabilized, high-efficiency headquarters for From the Roots Collective.

Outcome

After the property rehabilitation is complete, the developer will lease the property to From The Roots Collective, a salon and wellness hub. This is an existing small business that needs to be relocated, and the developer plans to sell the real estate to the small business owner within three years.
